IQ Andaman brings together property development, investment and independent property inspections through Owner Side Phuket in Thailand.

We work with investors, landowners, property owners and partners. We develop concepts and coordinate design and construction. Through Owner Side Phuket, we inspect properties before purchase and handover, and monitor construction quality.

We assess the site's potential, develop the property and architectural concept, and prepare a business plan and materials for discussions with investors and partners.

We organise the work of architects, engineers and contractors, coordinating design and construction, technical oversight and regular reporting.

Make investment decisions based on financial analysis and actual progress on site. We bring the concept, budget, design, construction and preparation for sale or operation into one coordinated plan. You do not have to assemble separate teams or navigate every construction issue yourself.

INVESTMENT

Open to partnerships

Project delivery on behalf of an investor, joint investment or a partnership with a landowner. Roles, budgets, funding stages and decision-making arrangements are agreed for each project. We prepare a financial model and assess several delivery scenarios, taking account of the budget, schedule and market conditions. Projected performance and participation terms are discussed individually. Participation structures are reviewed with qualified Thai legal and financial professionals.

03 / OWNER SIDE PHUKET

On the owner's side

Condo and villa inspections.
Construction supervision in Phuket.

We inspect properties before purchase, at developer handover and during construction. You receive a report with photographs and a list of identified defects to help you make decisions and discuss remedial work.

A beautiful interior is only part of the picture.

Finishes can conceal problems with plumbing, electrical installations and workmanship. An independent inspection helps identify defects in accessible areas before purchase or handover. Inspections during construction allow concealed work to be checked before it is covered up.

We work in the interests of the buyer or owner. We do not earn money from repairing the defects we identify.

WHEN WE CAN HELP

Before purchase

A technical inspection of a condo or villa: understand its condition and the issues to discuss with the seller before the transaction.

Before you receive the keys

Developer handover inspections: documenting defects, supporting the handover process and re-inspecting after repairs.

During construction

Technical supervision at agreed stages: monitoring quality, schedules and compliance with the design, with photo and video reports for owners, including those based overseas.

What we check

  • Finishes: walls, floors and ceilings, cracks, tiles and grouting.
  • Windows and doors: operation, seals, glazing and locks.
  • Water and plumbing: leaks, drainage, hot water and connection seals.
  • Electrical installations: sockets, switches, lighting, distribution boards and protective devices.
  • Air conditioning and ventilation: equipment operation, cooling and condensate drainage.
  • Kitchens: cabinetry, worktops, installed appliances and connections.
  • Balconies, terraces and pools: drainage, surface finishes and signs of leaks.

The inspection scope is agreed according to the property, its stage of completion and access to structures and systems.

Deliver your report

We explain the findings and the points to discuss with the seller or developer. A follow-up inspection can be arranged if needed.
